Inside Mercedes-Benz Places Miami: Is It Worth It?

What does it actually look like to live inside the only residential Mercedes-Benz building in North America?

Mercedes-Benz Places Miami is the brand's first residential building in North America and only its second in the world, after Dubai. It's rising in Brickell, with delivery expected in 2028, and it's already about 60% sold.

That combination raises a lot of questions. What exactly are you buying? How is the building laid out, what comes with the units, what are the rental rules, and what does it cost to get in? This guide covers all of it: the design, the amenities, the residences, the pricing and deposit structure, and the trade-offs worth weighing before you commit.

The Location: Brickell, With Something Brickell Has Never Had

Brickell is Miami's financial district. It's high-rise, waterfront, and walkable, with restaurants and nightlife right outside your door. It also puts you close to almost everything: roughly 20 minutes to Miami International Airport, about 20 minutes to Miami Beach, around 10 minutes to Coconut Grove, and about 15 minutes to Coral Gables, with Downtown Miami just minutes north. These are approximate drive times, and rush hour can stretch them, so if your daily commute matters, test the drive at the times you'd actually be on the road.

What Brickell has always lacked is green space. I live in Brickell, and it's the one thing I find myself wishing for. The neighborhood is dense and vertical, and a real stretch of grass is hard to come by.

That's what sets this site apart. A large part of the land around Mercedes-Benz Places is being developed as a public park, open to residents and to the entire Brickell community. Think of it as a small-scale Central Park in the middle of Brickell. Plans include:

  • Padel courts
  • Basketball courts
  • A kids area
  • A dog park
  • Open lawn space

When it's finished, it will be one of the only true green areas in the neighborhood.

Picture a Saturday morning: coffee in hand, walking your dog across real grass, a few steps from your own lobby, without getting in the car. For anyone who loves Brickell's walkability but misses having room to breathe, that park changes the daily experience of living here.

Who this location fits: If you want Brickell's restaurants and energy and a place for the kids, the dog, or a pickup game, you get both here. If you want quiet, low-density streets, the park helps, but Brickell is still an urban, high-rise neighborhood. That's worth being honest about.

Why It's Already 60% Sold

Mercedes-Benz Places has been selling quickly for a combination of reasons: the exclusivity of the brand, the range of price points, and the pairing of build quality with a central Brickell location.

What does 60% sold mean for you? The remaining inventory is shrinking, so the floor plan or view you want may not stay available for long. Take this with a grain of salt, though. A sales percentage tells you about demand, not about whether the units that remain fit your needs. The right unit depends on your budget, your preferred layout, your timeline, and whether you plan to live in it or hold it.

How the Building Is Designed

Two Connected Towers

Mercedes-Benz Places is made up of two towers, a south tower of 67 floors and a north tower of 65 floors, connected to each other at several levels.

A True Hotel, Separate From the Residences

This is one of the most important things to understand about the project. The lower half of the complex is a hotel, and the upper half is residences.

It is not an Airbnb building, and it is not a condo-hotel. The hotel operates as a hotel, and the residences are homes. As an owner, you have access to all of the amenities hotel guests enjoy, plus a set of spaces reserved only for residents.

Design Borrowed From the Cars

Mercedes-Benz is known for the way it designs its vehicles, and that design language carries directly into the architecture:

  • Silver detailing wraps the exterior, echoing the look of the cars.
  • There are no sharp edges. The building's lines curve and flow, and that same shape continues inside the residences.
  • The Mercedes-Benz logo is set into the lobby floor and into the rooftop pool.
  • Signature ceiling lighting in every residence mirrors the ambient lighting in the brand's cars.

Amenities

The complex has three pool levels. The rooftop pool is reserved exclusively for residents, and to me it's the best of the three.

Imagine ending a workday up there at sunset, the Brickell skyline around you, on a level that belongs only to the people who live in the building.

The full amenity list includes:

  • Rooftop pool for residents only, plus two additional pool levels
  • Two signature restaurants
  • A cafe
  • The Silver Arrow Lounge, a nod to the first Mercedes-Benz race car
  • Residents' lounges
  • Co-working spaces
  • A library
  • A screening room
  • A Mercedes-Benz Formula 1 racing simulator
  • A kids room
  • A chef's kitchen with a private dining room
  • An outdoor kitchen and dining area
  • Mercedes-Benz house cars
  • 24/7 concierge and valet
  • EV charging stations
  • A recording studio

Two of these stand out. The recording studio is something very few residential buildings offer, and if you create content, make music, or record a podcast, having one downstairs is a practical, everyday advantage. The Formula 1 simulator lets residents choose a race and drive it on a full projection setup, as if they were one of the drivers. It's available to residents whenever they want to use it.

Rental Policy: Designed for End Users

The rental policy is a 6-month minimum, up to two times per year. Short-term and nightly rentals are not allowed.

What that means depends on your goal:

  • If you plan to live here, it's a strength. Your neighbors will be residents, not a rotating stream of weekend guests.
  • If you're an investor focused on short-term rental income, this building isn't built for that strategy. Mid- to long-term leasing works within the policy; daily or weekly rentals don't.

This is not a hard yes or a hard no for investors. It depends on how you plan to hold the property.

Inside the Residences

Floor Plans

Residences range from studios to one-, two-, and three-bedroom layouts, across more than 40 different floor plans. Very few units will be identical, which is part of what gives the building its exclusive feel.

Delivered Finished, Not Furnished

Every unit is delivered fully finished but unfurnished. Since this isn't a short-term rental building, the idea is that you design and decorate the space to suit how you live.

Two Color Palettes

Kitchens and bathrooms come in your choice of two palettes: a dark-toned scheme or a lighter one. It's a simple choice that goes a long way toward making your home feel like yours.

The Kitchen

  • Miele appliances throughout
  • A paneled refrigerator that blends into the cabinetry for a cleaner look
  • Custom cabinetry with hardware designed to echo Mercedes-Benz craftsmanship
  • A wine fridge, for a dinner with guests, a special occasion, or, if you're like me, no particular reason at all

Think about hosting friends here: the wine fridge stocked, the appliances hidden in the cabinetry, the ceiling lighting setting the mood.

The Bathrooms

The primary bathroom is designed as a full suite, with the same curved, no-sharp-edges approach as the building itself.

  • Double vanity in the primary suite, including in the two-bedroom residences
  • A separate bathtub and shower in all bathrooms
  • Light or dark stone in the shower and tub, matching your palette
  • Rose gold-toned fixtures, which work well with either palette and stand out especially against the darker stone

Living Spaces

  • Engineered hardwood floors in every unit, from studios to three-bedrooms
  • Wraparound ceiling lighting, the detail that most clearly signals Mercedes-Benz, since it's the same style of lighting found in the brand's cars

Previewing the Building Before It's Built

Because the building won't be delivered until 2028, the sales gallery in Brickell offers a VR experience that lets you explore it now. You can walk through the amenities, common areas, green spaces, views, and even the penthouse, and see how the building looks at different times of day, from sunrise to sunset.

If you're in Miami, I'd be glad to take you through it. If you're overseas or out of state, I can walk you through the project on a Zoom presentation.

How Much Does It Cost to Live at Mercedes-Benz Places?

Because this is pre-construction, you're buying at the initial base price.

Starting prices:

  • Studios: from $750,000
  • One-bedroom: from $1.4 million
  • Two-bedroom: from $1.9 million
  • Three-bedroom: from $2.7 million

What does that range mean for you? There's an entry point into the building at the studio level, with room to move into larger layouts that share the same amenities and design. These are starting prices, so floor, view, and layout will all move the final number.

The Deposit Structure

Buying pre-construction means you don't pay everything at once:

  • 20% at contract signing
  • 30% during construction, as the building progresses
  • 50% at delivery in 2028, paid in cash or financed

In plain terms, half of the purchase price is spread across the construction period, and the other half comes due when your unit is delivered in 2028. That gives you time to plan, but it also means you should decide well ahead of delivery whether you'll pay that final 50% in cash or finance it.

What This Means for You

If You're Buying to Live Here

This is where the project makes the most sense. The rental policy protects the residential feel, the park adds something Brickell has never really had, and the mix of hotel amenities and resident-only spaces gives you a lot of building for daily life. If Brickell is where you want to be and a 2028 move-in works for your plans, this is your moment to look closely.

If You're an Investor

It depends, because the rental policy shapes your strategy. With a 6-month minimum up to twice a year, this is a mid- to long-term hold, not a short-term rental. If brand equity, limited inventory, and end-user demand fit your approach, it's worth evaluating. If you need nightly rental income, you'll want to look elsewhere.

If You Own a Condo in Brickell Today

If you own a condo in Brickell and you've been thinking about making a move into new construction, a project like this changes the conversation. What would your current unit actually sell for today, and how would that line up with a deposit schedule that runs through 2028? Even if you're a year or two away from listing, it's worth knowing where your home stands. Let's have a conversation. No pressure, no commitment.

The Honest Summary: The Good and the Trade-Offs

The good:

  • The brand's only residential building in North America, and its second in the world after Dubai
  • A new public park in Brickell with padel and basketball courts, a kids area, and a dog park
  • Hotel amenities plus resident-only spaces, including the rooftop pool
  • Fully finished units with Miele appliances, engineered hardwood floors, and a choice of two palettes
  • More than 40 floor plans, so very few units look alike
  • A deposit structure that spreads half the price over construction

The trade-offs to weigh:

  • Unfurnished delivery. Budget time and money for furnishing and design.
  • Rental restrictions. Ideal for end users, limiting for short-term rental investors.
  • Pre-construction timing. Delivery is expected in 2028, and the final 50% is due at that point.
  • Shared spaces. The hotel and the public park bring more people around the property than a purely residential building would. That's a plus for energy and a consideration if privacy is a priority.
  • Brickell density. The park adds breathing room, but Brickell remains an urban, high-rise neighborhood.

None of these is a dealbreaker on its own. It depends on how you live, how you plan to use the property, and your timeline.
